What does the DMF loan process look like?

DMF uses a three-step process: (1) a goals conversation to understand the borrower's situation, (2) lender shopping across our network to compare terms, and (3) a guided close where we walk the borrower through approval to funding with no surprises.

Who actually approves the loan?

The lender — not the broker — makes the final credit decision. DMF prepares and packages the loan file, compares offers across our lender network, and advocates for the borrower throughout underwriting.

How is DMF compensated?

Mortgage brokers are paid either by the lender or by the borrower on a given loan, never both. On most DMF loans the lender pays our compensation. That amount is set in advance by our agreement with the wholesale lender. It does not change based on your interest rate or the terms of your loan. If compensation is instead paid by you, it appears as an origination charge on your Loan Estimate and again on your Closing Disclosure, which you receive before closing.

What credit score do I need to qualify for a loan?

Credit requirements vary by loan type and lender. Conventional loans typically require a 620+ credit score, while FHA loans can go lower (580+). DMF works with multiple lenders, so we can often find options for borrowers with imperfect credit. Contact us to discuss your specific situation.

How much do I need for a down payment?

Down payment requirements depend on the loan type. Conventional loans can start at 3% down, FHA requires 3.5%, VA loans require no down payment for eligible borrowers, and USDA can allow 0% down in eligible rural and suburban-edge areas. Gift funds from an eligible donor may also be used, subject to lender requirements. We will walk through which option fits your situation.

How long does the loan approval and closing process take?

Approval and closing timelines are controlled by the lender, appraiser, title company, and other third parties — not by Davis Monroe Financial LLC. For a typical home purchase in 2026, wholesale-lender timelines generally run 21–45 days from a complete application to closing, depending on loan type, appraisal turnaround, and borrower-side conditions. DMF does not approve loans or guarantee closing dates. Rate locks are issued by the lender; we submit and manage lock requests on your behalf. We package your file, advocate for you, and keep you updated as the lender works through their process.

What happens during the underwriting process?

Underwriting is where the lender verifies your financial information and assesses risk. They review your credit, income, assets, employment history, and the property appraisal. DMF prepares your file to make underwriting as smooth as possible, and we advocate for you if questions come up. Most loans move through underwriting without major issues.

Should I choose an FHA or a conventional loan?

FHA often works better for lower credit scores or smaller down payments, but it carries mortgage insurance premiums that can last the life of the loan. Conventional usually costs less over time if your credit and down payment are strong, and its PMI can be removed. The right answer depends on your numbers — DMF runs both side by side.

How do VA loans work and who qualifies?

VA loans are for eligible veterans, active-duty service members, and certain surviving spouses. They can offer 0% down and no monthly mortgage insurance, though most charge a one-time VA funding fee (waived for some borrowers). You will need a Certificate of Eligibility. DMF places VA loans through wholesale lenders and helps you compare them to other options.

What is a USDA loan and is my Minnesota area eligible?

USDA loans offer 0% down for eligible buyers in designated rural and many suburban-edge areas, subject to household income limits. Much of greater Minnesota qualifies by map. There is an upfront and annual guarantee fee instead of traditional PMI. DMF checks property eligibility and income limits, then shops USDA-approved wholesale lenders for you.

What is the difference between jumbo, conforming, and FHA loan limits?

Conforming loans fall at or under the annual Fannie/Freddie limit; loans above it are jumbo and often have stricter credit, reserve, and down-payment requirements. FHA has its own county limits that sit between the two. Which bucket you land in affects pricing and guidelines. DMF currently places conforming and FHA loans within their published limits; we do not place jumbo loans and can refer you to a jumbo lender if your loan amount exceeds the conforming limit.

How does an adjustable-rate mortgage (ARM) work?

An ARM has a fixed rate for an initial period (for example 5, 7, or 10 years), then adjusts periodically based on an index (commonly SOFR) plus a margin, within rate caps. ARMs can start lower than fixed rates but carry future-adjustment risk. They can fit shorter time horizons. DMF explains the caps and margins before you commit.

When does refinancing make sense?

Refinancing can make sense when you can lower your rate enough to recoup closing costs within a reasonable time, shorten your term, drop mortgage insurance, or convert an ARM to a fixed rate. Cash-out refinancing can also tap equity. The break-even and how long you will keep the home matter most. DMF shops refinance options across multiple wholesale lenders.

What is the difference between a HELOC and a home equity loan?

A home equity loan gives you a lump sum at a fixed rate with fixed payments; a HELOC is a revolving line you draw from as needed, usually at a variable rate. A cash-out refinance replaces your whole mortgage instead. Which fits depends on how much you need, when, and your current rate. DMF places cash-out refinances; we do not place HELOCs or standalone home equity loans, and can refer you to a lender who does.
